If you own a Tampines 4-room that just cleared its five-year MOP, the natural assumption is that your flat, being newer with a fuller lease, should command a premium over the older stock in the same town. The current transactions say otherwise.

Across the most recent sales this year, freshly-MOP'd 4-room flats (lease commenced 2020) are averaging $766 psf. Flats from the 2015 batch, five years older with five fewer years of lease, are averaging $791 psf. The older flats are holding value on par with, and slightly above, the newer ones.

What the 2026 transactions actually show

The gap between the freshest flats and the ones five years older is small, and it runs the "wrong" way. A flat with 93 years of lease is not pulling a meaningful premium over one with 88 years. At this end of the lease curve, decay is not what is setting the price.

So what is setting the price? Location within Tampines

Look at where each cohort sits. The fresh-MOP flats are almost all in Tampines North: Tampines Avenue 9, Tampines North Drive 1, Tampines Street 61. The 2015 flats cluster nearer the mature core, along Tampines Central 7 and Tampines Avenue 1, walking distance to Our Tampines Hub, the MRT, and the bus interchange.

That core location is what closes the gap. A 2015 flat near the Hub at $800,000 to $868,000 is competing directly with a newer North flat at a similar price, and often winning on convenience. Buyers here are paying for the walk to the train and the town centre, not for the extra five years of lease.

What this means if you are deciding to sell or hold

If your fresh-MOP flat is in Tampines North, price it against the mature-core resale flats, not above them. The "mine is newer" premium you might expect is thin in the current market, and overpricing on lease age alone is how a listing sits.

If you are holding and wondering whether to sell now before the lease "ages," the data should ease that worry. The 2015 flats, more than a decade old, are still transacting at $791 psf. Value is not leaking out with each passing year at this stage. The stronger lever over the next few years will be location and the wider Tampines market, not your remaining lease.
